About this property

Hosted by ASHA Retreat & Community

A private twin room on ASHA's 42-acre Tuscan campus, sleeping two across two single beds with its own ensuite bathroom. Part of the wider campus community — pool, terraces, shared outdoor kitchen and valley views all on the doorstep. A comfortable, self-contained base for two, whether you're working, resting or simply spending time in the Tuscan hills. Wellbeing sessions bookable at reception (extra charge). Plant-based meals available during retreat periods at additional cost. Parking free.

ASHA is a 42-acre agriturismo and retreat campus in the hills of southern Tuscany, a few minutes by car from the village of Castell'Azzara. The land has been developed over many years into a working campus that hosts retreats, facilitator trainings and independent guests throughout the season.

The property includes multiple stone buildings and cottages spread across the land, a swimming pool, wide terraces with valley views, woodland paths, open fields and a shared outdoor kitchen. The Main House — known as The Ark — is the heart of the campus and houses the main communal living areas. WiFi is available throughout The Ark and surrounding areas.

Throughout the season, private wellbeing sessions are available on-site and can be booked at reception on arrival. Sessions include breathwork, integrative bodywork and craniosacral therapy, Medical Qi Gong, sound healing, Reiki and naturopathic readings — all offered by resident practitioners at an additional charge.

Plant-based meals are available at an additional cost during retreat and training periods on the land. In 2026 these run: 10–30 May, 26 Jul–1 Aug, 16 Aug–26 Sep, and 27 Sep–17 Oct. Outside of these periods, guests self-cater using the outdoor kitchen.

ASHA was founded with community at its heart — not as a hotel, and not as a traditional retreat centre. The intention has always been to create a place where people can live alongside one another, share a landscape, and find their own rhythm within it. That spirit runs through everything here.

Guests have access to:

– Their private twin room
– Shared outdoor kitchen (very basic)
– Outdoor swimming pool (seasonal)
– Natural creeks, pond & open land areas
– Communal terraces, outdoor seating & dining areas
– Indoor sofas & communal relaxation areas in The Ark (Main House)
– Meditation & group practice rooms (depending on availability)
– Open walking paths across the 42-acre property

Certain spaces may be unavailable if private sessions or programming are taking place.

ASHA was built around a simple idea: that people living alongside one another — without a fixed programme — naturally form something worth having. The campus is open and lightly held. There is no retreat schedule for independent guests, no organised activities and no obligations. You are free to shape your stay entirely as you wish.

Reception support is available during designated hours. Outside of those hours, guests are largely independent. The team is available for practical questions, wellbeing session bookings and any issues that arise — but the day-to-day experience is your own.

Other guests will be present throughout your stay. ASHA welcomes a mix of people — remote workers, creatives, slow travellers, practitioners and families. Retreats and trainings may also be taking place on the land during certain periods, and residents are welcome to join individual sessions via a day pass where space allows.

Shared meals and conversation happen naturally in this environment, but participation is always optional. The outdoor kitchen is communal, the pool is shared, and the terraces invite the kind of unhurried contact that rarely happens in ordinary life. Most guests find that the community takes care of itself.

We ask that all guests arrive with a spirit of respect — for the shared spaces, for the quiet of the land, and for the other people living alongside them.

ASHA sits in the hills of southern Tuscany, in the municipality of Castell'Azzara — a small, traditional Italian village about five minutes by car from the campus. The village has a grocery shop, a pharmacy, a couple of local cafés and bars, and the kind of unhurried pace that this part of Tuscany is known for. It's a working community rather than a tourist destination, which is part of what makes it feel so genuinely restorative to spend time here.

The wider area sits at the meeting point of three regions — Tuscany, Lazio and Umbria — and is sometimes called the Maremma or the Colline Amiatine. Monte Amiata, the largest extinct volcano in Italy, rises to the north and offers forest walks, mountain biking trails and, in winter, a small ski resort. The volcanic geology of the area means there are natural hot springs throughout the region — Saturnia, Bagni San Filippo and Terme di Sorano are all within 30–45 minutes' drive and are among the most beautiful in Italy, several of them free and open to the public.

The nearest towns of any size are Pitigliano (about 35 minutes), a dramatic hill town built entirely from tufa stone and sometimes called 'Little Jerusalem' for its historic Jewish quarter; Sorano, similarly carved into the rock; and Orvieto in Umbria (about 50 minutes), one of the great medieval cities of central Italy. All three are worth an afternoon, an evening meal, or both.

This is a rural part of Italy that sees relatively few tourists compared to the more famous Tuscan hill towns to the north. Roads are narrow and winding, villages are small and quiet, and the landscape — rolling hills, oak forests, vineyards and olive groves — tends to feel like it hasn't changed much in centuries. If you're looking for that, you'll find it here in abundance.

A car is strongly recommended. ASHA is located on a rural road outside Castell'Azzara, and while the village itself is a short drive away, most of the things worth seeing in the area require independent transport. There is no regular bus service that connects directly to the campus.

The nearest train station is Chiusi-Chianciano Terme, approximately one hour by car. From there, direct trains run to Florence (around 1.5 hours), Rome (around 1.5 hours) and Siena (around 45 minutes). It's a useful hub if you're arriving by rail, but you will need a car or taxi from the station to ASHA.

The nearest airports are Rome Fiumicino (FCO) and Florence (FLR), both roughly two to two and a half hours by car depending on traffic. Smaller regional airports at Perugia and Grosseto are also options worth checking, though connections are more limited.

Driving in this part of Tuscany is genuinely enjoyable — the roads are quiet, the scenery is exceptional and the distances between places of interest are manageable. A full tank of petrol and a few hours on the road will take you to hot springs, hill towns, nature reserves and some very good local restaurants. The nearest petrol station is in Castell'Azzara.

Parking on the ASHA campus is free and readily available.

ASHA is located on a rural road in southern Tuscany, 5–10 minutes by car from the village of Castell'Azzara. The campus is immersed in nature. Expect forest sounds, birdsong, insects during the warmer months, and genuinely dark nights. This is part of the experience, and most guests find it one of the most valued aspects of a stay here.

WiFi is available in The Ark (Main House) and surrounding communal areas. The connection is generally stable but may be slower than city fibre. It is suitable for remote work and video calls in most cases.

The outdoor kitchen, terraces and communal spaces are shared. Guests are asked to clean up after themselves, leave shared spaces as they found them, and observe quiet hours — particularly in the evenings and early mornings. ASHA is not suitable for parties, loud gatherings or large celebrations.

Room allocation may vary depending on the retreat calendar and occupancy on the land. Your room will always be of the same standard, bathroom arrangement and bed configuration as the one you booked — but may be in a different cottage. ASHA's intention is to house independent guests together where possible, creating a natural sense of community within the wider campus.

A car is strongly recommended. The campus is rural and not served by regular public transport. The nearest village is a short drive away, and most points of interest in the region require independent transport. Parking on-site is free.

Heating is available during cooler months. As a rural stone property, temperatures can vary significantly between seasons. Summer evenings can be cool despite the heat of the day — a light layer is worth packing even in August.
